1. How many sq. meters would an average size villa be?
A 3 bed/2 bath, living room, dining room and kitchen villa would be approximately 140 sq.m.
2. What would be the approximate total cost of acquiring a plot and a villa?
An average size villa on a 1000 sq.m. plot within 100 m of the beach would cost approximately € 150,000 depending on position and finishing desired.
3. What is the price of beachfront building plots?
These range from € 30 to € 130 per sq. m. depending on waterline proximity.
4. Can I have any size villa built according to my own specifications and architectural plans?
Yes.
5. What happens if I am dissatisfied with the building quality/design of my villa?
We invite clients to inspect their villa at each stage of the building process and make digital photographs/films available at two week intervals. Changes of the interior can be implemented throughout this period to accommodate the client's requirements.
6. What taxes would my company be liable to paying in BG in relation to my villa and plot?

Companies have a legal obligation to file a declaration before the Tax Authorities within two months of the acquisition of the real estate. As a guide line, the annual tax on a property such as the one described above does not exceed € 100. We undertake to file a yearly tax declaration on behalf of our clients for a small fee.
7. Is a visa required to travel to BG?
No. UK citizens do not require visas for a short stay.
8. What period of time can I spend in BG without a visa?
Up to 30 days within a six month period. If a foreign citizen wishes to stay longer they can apply to the Ministry of Interior within 7 days prior to the expiration of their visa-free stay.

9. Is it possible to install an Internet connection in my house?
Dial up connection is available almost everywhere. In some areas there is LAN or satellite dish access. The Bulgarian Telecommunication Company is currently introducing ADSL access via a land line. GPRS services from local mobile operators are also available.
10. Can I bring a car into the country and keep it there?
A short-term entry for your vehicle can be arranged at the border by way of notification in your passport. If a permanent entry is required, the vehicle has to be registered with the Bulgarian authorities (proof of ownership and customs declaration have to be presented)*. The alternative is to purchase an already imported vehicle from a local dealer.

11. Is there an English speaking community in the country?
While an increasing number of British and other West European investors are flocking into the country, there is no localised British community in any one place.
12. What is the religion in BG?
Predominantly Christian (East Orthodox), with a small proportion of Muslims.
13. What security will be provided for my property in my absence?
Crime rate is low in the region. However, at a small fee, we can provide a year round property management/security service.
14. What access will I have to local service repair people and craftsmen?
We will provide you with a full list of accredited plumbers, electricians, appliance service people, carpenters, etc. in your immediate vicinity. Most will speak some or enough English to be able to address the problem.
